TERRALITE® TERRAZZO

Terrazzo Maintenance

The Care of TERRALITE® Precast
Epoxy Terrazzo Flooring

TERRALITE® flooring has ease of maintenance, but this does not mean that NO CARE IS REQUIRED. Once you understand the care requirements in the early stages of a newly installed TERRALITE® floor, you lessen possible problems, and recognize the economy of care and the aesthetic values of this product. The TERRALITE® requires a sealer to be applied after the completion of the TERRALITE® flooring and the TERRAJOINT has fully cured. Care should be taken to eliminate staining and scratching of the TERRALITE® by other trades. Angelozzi Precast Terrazzo Products, LLC recommends a water base acrylic sealer to be applied to the surface immediately following the completion of the TERRALITE® flooring. The recommended sealer would be Hillyard “TERRAZINE” #HIL0033807 or equal two to three coats and allowing each coat to be completely dry before the next application. Microfiber pad or mop works well with the TERRAZINE sealer.

Sealers help inhibit the penetration of spilled materials upon initial contact with the TERRALITE® flooring. Spills must be cleaned up immediately to prevent stains caused by repeated or long-term exposure. Even standing water can eventually dissolve some sealers.

As most sealers are low solids liquid material, they do not normally produce a high gloss sheen appearance to the floor surface. When the building is eventually occupied, the sealer can be stripped, and the surface may be retreated as implemented by the ownership. The eventual degree of gloss is determined by the products selected and the recommended application process of the maintenance company.

Common Types of Terrazzo

There are several different types of terrazzo, each with its own unique properties and applications. Here are some of the most common:

1. Traditional terrazzo

This is the original type of terrazzo, made with marble chips and a cement binder. It is a durable and long-lasting material, but it can be expensive to install.

2. Epoxy terrazzo

This type of terrazzo is made with epoxy resin as the binder. It is more expensive than traditional terrazzo, but it is also more durable and resistant to stains and chemicals.

3. Thin-set terrazzo

This type of terrazzo is made with a thin layer of epoxy and aggregates. It is a good option for areas where a traditional terrazzo installation is not feasible.

4. Palladiana terrazzo

This type of terrazzo is made with large, irregularly shaped aggregates. It is a unique and eye-catching option that can be used to create a variety of different effects.

Owner's Maintenance Guide for Terrazzo TERRALITE

Maintenance Precautions: To preserve the integrity of TERRALITE®, it is crucial to exercise caution with cleaning products. Harsh cleaners and sealers can harm TERRALITE®. Stick to neutral pH materials when scrubbing or mopping floors. When applying sealers, ensure they achieve a slip resistance coefficient of friction rating compliant with the code. Opt for water-based sealers, the most recommended and commonly used today. Follow the sealer manufacturer's instructions for applying one or more coats. For a high sheen, consider a water-based finish (dressing) for daily or weekly buffing. Treat TERRALITE® like a poured-in-place epoxy terrazzo flooring upon completion.

Cleaning Procedures: Neutral cleaners are designed to react only when mixed with clean water according to the manufacturer's instructions. Allow the solution to sit on the floor surface for several minutes for effective grime-dissolving action. Rinse the solution, laden with dirt, using a squeegee, vacuum, or mop. Rinse thoroughly with ample clean water. Keep the floor wet during the entire cleaning process to prevent dirt and cleaning residue from drying on the surface.

Custodian’s Guide To The Proper Maintenance of Terrazzo TERRALITE

TERRALITE® SLABS

Following these instructions is crucial to preserving the cleanliness and longevity of your TERRALITE® floor. Here are the minimum maintenance suggestions:

Daily: Dust Mop

Begin each day by dust mopping the TERRALITE® floor. For stubborn stains and scuff marks, employ a hand application of a neutral cleaner diluted in warm water.

Weekly: Damp Mop Lightly Soiled Floors with a Neutral Cleaner

For lightly soiled floors, perform a weekly damp mop using a neutral cleaner. For heavily soiled areas, utilize a mechanical buffing machine along with a neutral cleaner. Mop up any residue with clean water before it has a chance to dry. Allow the floor to dry completely before proceeding to buff.

It is strongly recommended to consider the services of a professional maintenance company or procure supplies from vendors familiar with the care of epoxy terrazzo.

Frequently Asked Questions

Maintaining a terrazzo floor involves daily, weekly, and periodic care. Daily dust mopping is essential to remove surface debris. Weekly damp mopping with a neutral cleaner keeps the floor clean. For stubborn stains, use a neutral cleaner diluted in warm water. Periodic tasks include resealing, polishing, and addressing specific issues promptly.
The frequency of terrazzo floor sealing depends on factors like wear, foot traffic, and the sealer used. On average, it is recommended to reseal terrazzo every 1 to 2 years. High-traffic areas may require more frequent sealing, while low-traffic spaces may need it less often. Regular inspections can help determine the optimal resealing schedule.
Avoid using harsh or acidic cleaners on terrazzo floors, as they can damage the surface. Do not use abrasive tools or scouring pads, as they can scratch the terrazzo. Oil-based and wax-based cleaners should also be avoided, as they can leave residue and compromise the floor’s appearance. Always use neutral pH cleaners specifically designed for terrazzo maintenance.
Refreshing a terrazzo floor involves a multi-step process. Start by dust mopping to remove surface debris. For a deeper clean, damp mop the floor using a neutral cleaner. Stubborn stains can be addressed with a gentle scrub using a neutral cleaner diluted in warm water. To enhance the sheen, consider applying a water-based finish or dressing after thorough cleaning. For a comprehensive refreshment, professional polishing and buffing may be required, depending on the condition of the floor. Always follow the recommendations of terrazzo professionals or product manufacturers for optimal results.
